Offering an in depth look at the influence of geometry, color and light in art that evolved out of Southern California in the 1950s, this exhibit looks at how these elements have been utilized in the local art scene. ZZYZX Redux With an eye to history and the environmentalism of the area, this art exhibit seeks to raise awareness of the harm caused by human activity, as well as the effects of dislocation and exploitation that's happened in the past. The Many Things To Do Around Palm Springs

Situated just around three hours away from Mexicali and Tijuana to the south, less than two hours away from Los Angeles to the west, and four hours away from Phoenix, AZ to the east, the amount of sights to see and activities to do in the nearby vicinity keeps Palm Springs life exciting.  That’s not to say that Palm Springs doesn’t have a lifetime of things to do just within the city limits. It’s a bustling city with a vibrant nightlife, a thriving art scene and multiple year round festivals. But for those looking to live in a city that offers more options in the nearby vicinity, Palm Springs makes for the perfect mix of things to do within the city as well as events to find and cities to explore nearby.  To help get you excited about Palm Springs life, we’ve come up with a list of the many things to do and cities to visit that are worth the trip out of this gorgeous oasis town.  Temecula Wine Country Known for its luxurious wines and multiple vineyards, Temecula is a great way to spend the day sampling some of the finest wine offerings in the state.  While still making sure to do classic styles well, Temecula also puts fresh new twists on what wineries can offer, such as wine slushies offered by Bel Vino Winery.  And since Temecula is only an hour and a half away from Palm Springs, it makes a great destination for day trips, or if you don’t want to worry about getting back to Palm Springs, plan to spend a weekend there with some friends.  The High Desert The High Desert is a popular area located just a few miles north of Palm Springs (which is located in the low desert).  Also known as the Mojave Desert, this informally designated area contains five municipalities, including Apple Valley and Victorville.  Generally cooler than Palm Springs, the High Desert makes a cool retreat for Palm Spring residents during the hot summer months.  As a popular spot for filming locations, the High Desert is also a great day trip destination for film buffs to visit some of their favourite film spots, such as The Treasure of the Sierra Madre, Close Encounters of the Third Kind, Independence Day and more.  Joshua Tree National Park This national landmark provides visitors with plenty of trails to explore, as well as first come, first serve campsites to enjoy the gorgeous starry night away from the light pollution of the surrounding cities.  Just remember to pack plenty of water for your hikes as it gets hot during the day, and bring plenty of blankets for the night time, as the temperature drops quite drastically.  Guadalupe Valley in Baja, Mexico Also known as the Valle de Guadalupe, this area is just over four hours south of Palm Springs and offers those that make the journey incredible options for restaurants in the area. High Desert vs Low Desert

While Palm Springs is among the most popular cities in California for its rich history, incredible art and architecture and thriving nightlife and dining scene, there’s also plenty to do in the surrounding area.  Take a trip up to the High Desert area to discover the many restaurants, golf clubs, parks and museums that can be found here.  What Are The High Desert And Low Desert In California And Where Are They Located? The High Desert and Low Desert are informally bordered areas in California that are mostly a distinction known to locals of the area.  High Desert (also known as Mojave Desert) is about 2,000 feet above sea level, and situated just north of the Low Desert (also known as the Sonoran Desert), which typically sits at about 500 feet above sea level. What Are The Main Differences Between High Desert and Low Desert In California? High Desert and Low Desert have a lot in common —  vibrant art and food scenes flourish in both areas.  But temperature wise, the High Desert is typically a windier, cooler area than the Low Desert, making it perfect for a trip to escape the heat during the hot summer months in Palm Springs.  The Low Desert is also considered more of a resort area. The Invisible Palm Springs Map (Updated for 2022)

OK, it’s not really invisible. But it is a map that won’t show up on Google maps or on your nav system. And it is a map you’re going to want to refer to when you’re looking for Palm Springs real estate. We’re talking about a map that indicates where the fee simple and lease land is in the city of Palm Springs and the surrounding area. People searching for homes to buy in Palm Springs may be unfamiliar with the concept, that is, the difference between fee simple (or just plain “fee”) and lease land, because they come from someplace where there is only fee land. And it’s confusing, because fee land sounds like you have to pay a “fee.” But it’s actually lease land where you need to make a (usually) monthly payment, basically like rent, because you don’t own the land your home sits on; you lease it.  What is Lease Land & Fee Simple Land in Palm Springs? In Palm Springs real estate ads, you’ll often see mentioned, “You own the land” Meaning it’s fee simple land. Lease land in Palm Springs belongs to the native Agua Caliente Band of Cahuilla Indians, usually referred to as simply the Agua Caliente Tribe. So, what’s with the map? Back when the Coachella Valley was initially surveyed, and a railway through it was planned, the federal government divided up the land into one-square-mile sections, deeding every other section to the local Indians. This made a neat, checkerboard pattern on the Palm Springs region, with primarily even numbered sections belonging to the Agua Caliente Indian Reservation.  This checkerboard pattern is obvious when you look at the map of the reservation. And it explains why it is when you take a drive around town, you’ll see totally undeveloped desert where you’d expect to see housing or commercial buildings, like that which may exist right across the street. Or, at least, the pattern was obvious back before Palm Springs began to grow. The first sections to be developed, naturally, were the sections that were off the reservation. The Aqua Caliente Tribe began developing their land by leasing it for business and residential purposes. Later on, families and individual landowners sold their parcels outright, and those became fee simple land. So, although you can kind of guess what is fee land and what is lease land by known street boundaries, you can’t be sure without checking the map.  For example, most of section 24 is now fee simple land, but not all of it. Some of it, especially some of the condo developments, are lease land. And section 14, which is in the commercial downtown area and central Palm Springs, is a notorious mess of tribal, lease, and fee. The tribal land is home to the Agua Caliente Casino and the under-construction Cultural Center. This section is a popular topic of discussion at city planning meetings.  Much of the residential lease land is devoted to condo developments, which makes sense considering that each unit pays a lease, and you can put a lot more units in a condo development than one made up of single-family homes. But again, some condos on lease land may be next door to condos on fee simple land, even though they’re in the same section. Some condo developments in central Palm Springs in section 14 and some in the Indian Canyons neighborhood south of downtown are like this.  What Happens When Land Leases Expire in Palm Springs? What happens upon lease expiration is up to the Tribe's original owners. The Tribe’s preferred lease period was 65 years, and because many of those leases began in the 1970s and ‘80s, many are now within 30 years of expiring. That can present problems for lenders, who make loans with 30-year terms, but most leases are renewed long before the expiration date. Some are renewed for an interim period, an additional 30+ years, making the lending process more acceptable. Some of section 24 was fee land several years ago. When the land lease was up, the family members who owned the land decided to sell. Homeowners in those properties, who had been paying a land lease, suddenly had to buy the land. The regular income generated from the leases for the Tribe does not make this a common or financially attractive practice.  When looking for real estate in Palm Springs, it’s a good idea to find out about the land lease terms. As a Realtor, I have that information available and understand the ins-and-outs of buying lease land. Sometimes, a Zillow search (or other real estate apps) won’t give you all the information on land leases that you should have. And usually, these apps do not filter by fee and lease land. Things To Do This Winter In Palm Springs (Updated for 2021)

Dreaming of a warm winter? You don’t have to if you decide to visit (or even better, relocate) to somewhere naturally warm, like Palm Springs, California. The early months of the year are among the best times to visit Palm Springs — you’ll avoid the summertime heat that residents know all too well while being able to enjoy the consistently beautiful weather. Events Throughout the Winter Palm Springs doesn't slow down for the winter, and their event calendar is proof of that. Throughout the winter you will find many festivals. There’s the Villagefest Street Festival, a regular Thursday evening street festival in Downtown Palm Springs where artisans, entertainers, shops, and restaurants showcase their wares and samples to the public. If you’re only in the city for a short time, make sure you reserve some time to visit this event. Another popular regular event is in the neighboring city of Palm Desert, Palm Desert First Weekend. It’s a similarly free event with street art, food samples, and live entertainment, regularly boasting wide attendance, with many of its visitors including residents and tourists coming from the much greater populated Palm Springs. Those coming in February should look out for Tour de Palms Springs, an annual charity bike race, and Modernism Week festivities. During the 11-days of Modernism Week, people throughout the greater Palm Springs area celebrate midcentury architecture and design through bus tours, showcase homes, and a massive show and sale preview party. For all the auto buffs, there’s the McCormick’s Palm Springs Classic Car Auction that auctions off 600 classic cars at the Palm Springs Convention Center. All while soaking up the beautiful weather Prices for the classic models range from $2,000 to over $250,000. The auction runs from February 25nd to February 27th. Tickets can be purchased at the gate for $15 a day, or you can buy a bundle for Saturday and Sunday. Even better, you can see 180 cars cross the auction block for free on Friday, February 25 If you’re an art lover, winter doesn’t have to cool your passion. The Palm Springs Art Museum and Palm Springs Air Museum both have exclusive exhibits for the coming season.  Spend Winter Outdoors Want to swim or hike during your winter days, without worrying about frostbite? If you're not able to rent out a vacation or condo with a private pool, Palm Springs has no shortage of premiere hotels, resorts, and spas with heated pools to accommodate your swimming needs, even in winter, including the 4-star Agua Caliente Casino Resort & Spa on Bob Hope Dr., the 24/7 Spa Resort Casino on E Amado Rd, and the 27-acre Oasis Resort on E Palm Canyon Dr. Any outdoors person who knows their parks will know to check out Joshua Tree National Park. Though it's a good 40-minute drive north of Palm Springs, the vast dark skies, sculpted landscape, and sprawling Joshua tree are an experience not to be missed. Outside of hiking and nature viewing, you can do some rock climbing, bouldering, bike riding, and even horseback riding. Being outside of Palm Springs, you’ll want to bring some camping equipment to spend the night under the stars to see a night sky free of light pollution. A night at Joshua Tree might drop to a low around 30-degree Fahrenheit, so remember to pack a warm blanket and maybe a hot drink. There's also Taquitz Canyon, an enchanting oasis with a 60-foot waterfall on Agua Caliente tribal land. With its lack of crowds, lively scenery, and an inexpensive entrance fee, you'll be able to thoroughly enjoy its strenuous 1.8-mile trail in solitude. Best of all, it's drive is only a few minutes away from the city center. After spending a day at Tahquitz, you can try any of the three neighboring canyons that make up the Indian Canyons, which have even more trails and wildlife. While you're out and about, drive a little west of the city and take the opportunity to travel in the world's largest rotating tramcar, the Palm Springs Aerial Tramway. It’s one of the most fascinating modes of travel, though it's only ten-minutes long. The tramcar takes riders two miles over the Chino Canyon to Mt. Walking shoes are a must; there’s approximately 86,000 square feet of hangars to explore.
